Quantity Surveyor - Residential New Build Housing

Location: Birmingham
Salary: Up to 60,000 + package
Sector: Residential / New Build Housing



Role Overview

We are currently seeking an experienced Quantity Surveyor to join our client's growing team, delivering high-quality new build housing schemes. This role is essential in managing the financial and contractual performance of multiple projects, ensuring cost efficiency and commercial success throughout the build process.

You'll play a key role in the delivery of developments ranging from small plots to large housing schemes, working closely with the commercial and site teams to keep projects on track and within budget.



Key Responsibilities



Cost & Budget Control

  • Prepare and manage accurate cost plans and budgets across multiple residential schemes.

  • Monitor project expenditure, identify any financial risks or opportunities, and ensure cost certainty.

  • Prepare, review, and submit monthly valuations, variations, and final accounts.



Contract Administration

  • Draft and manage contracts with subcontractors and suppliers, ensuring compliance and performance.

  • Monitor contractual obligations, identify risks, and support the resolution of any disputes.

  • Maintain thorough and up-to-date contract records and reports.



Procurement

  • Lead the procurement process, including scope definition, tendering, and contract award.

  • Assess and appoint subcontractors and suppliers based on cost, quality, and program.



Commercial Reporting

  • Produce accurate commercial reports, forecasting cash flow, cost/value reconciliation, and margin analysis.

  • Work closely with Directors and Project Managers to ensure strong commercial performance.



Team Collaboration

  • Liaise daily with the delivery team and other departments to ensure financial clarity across all stages of each project.

  • Support junior members of the commercial team where appropriate.



Requirements

Experience:

  • Minimum 5 years of experience as a Quantity Surveyor within the residential new build sector.

  • Strong background working on housing schemes, ideally with house builders.

  • Experience managing multiple projects simultaneously.

Skills & Knowledge:

  • Excellent knowledge of cost management and construction contracts (JCT or similar).

  • Strong IT skills including MS Excel; experience with COINS, Causeway, or similar systems beneficial.

  • Confident communicator with the ability to build strong supplier and internal relationships.

Qualifications:

  • Degree-qualified in Quantity Surveying, Construction Management, or related field.

  • RI-CS membership (or working towards) is desirable but not essential.
