Marks Sattin have partnered with a fast-growing property investment company focused on a highly resilient and specialist segment of the residental market. As they continue to expand - including through joint ventures and strategic acquisitions - they are seeking an experienced Fractional Finance Director to professionalise and lead the finance function. This is a hands-on, strategic role with high visibility to founders and shareholders, offering autonomy, influence, and variety.

The role is suited to a commercially minded FD who enjoys both big-picture thinking and operational precision. You'll work closely with leadership to bring structure, clarity, and strategic foresight to the financial side of a growing business.

Reporting to the CEO, your key responsibilities will include:

  • Build and maintain full P&L and Balance Sheet models for the current and next financial year.
  • Develop long-term financial projections (min. 5 years), including 10-year models for joint venture vehicles.
  • Design and implement an annual budgeting process, with monthly tracking and a robust cost review system.
  • Produce quarterly board and shareholder reports across all entities.
  • Develop a debt management framework to support strategic funding decisions.
  • Enable scenario planning and stress testing as part of lender management.
  • Integrate debt data into the monthly management accounts and reporting suite.
  • Review, refine, and potentially replace the current investor tracker to improve clarity and usability.
  • Enhance and refine the cash flow process for the core business.
  • Build out cash flow processes for each joint venture, including purchase profile-driven forecasting for high-growth JV entities.
  • Review the current use of Xero and associated tools across entities
  • Recommend and implement improvements to accounting systems, reporting tools and processes to support scalability

Ideal Candidate Profile

  • Proven experience as a Finance Director (fractional or full-time) in a growth-oriented, entrepreneurial environment.
  • Deep expertise in long-term modelling, scenario planning, and multi-entity reporting.
  • Strong understanding of debt structures, lender reporting, and investor management.
  • Comfortable building processes from scratch and implementing simple, scalable systems (Xero currently in use).
  • Commercially aware with the ability to advise and challenge leadership constructively.
