Cobalt is delighted to be supporting the search for a General Manager for one of Bristol's most exciting new commercial developments - a major repositioning project that's set to redefine the city's office market.

This is a high-profile, multi-let building offering curated amenities, flexible workspaces, and a vibrant environment for forward-thinking occupiers. The site has been fully re-imagined with a strong focus on wellbeing, sustainability, and tenant experience - and is already attracting leading businesses in the region.

We're looking for a GM who's not just operationally strong, but passionate about creating places where people and businesses thrive.

You'll take full ownership of day-to-day building management, from H&S and compliance through to service charge, contract management, and occupier engagement. This is a dynamic, customer-facing role that blends technical oversight with community-building - ideal for someone who loves variety, takes pride in service, and knows how to get the best out of a building and its partners.

You'll work closely with the client and external partners, while leading a small on-site team and managing a portfolio of contractors to deliver a seamless experience across the building.

Key responsibilities
  • Full operational responsibility for the building, its occupiers, and service providers.

  • Leading on health & safety, risk management, and statutory compliance - acting as Responsible Person and Senior Fire Warden.

  • Creating and managing the annual service charge budget, ensuring full financial control.

  • Building strong, proactive relationships with occupiers - handling issues, onboarding new tenants, and leading regular engagement.

  • Overseeing hard and soft FM contracts, driving high standards and strong value.

  • Supporting with project works, sustainability initiatives, and long-term maintenance planning.

  • Acting as the main point of contact for client representatives and contributing to wider portfolio performance.

Cobalt is seeking someone with experience managing multi-let commercial office buildings, ideally in a central or flagship setting. You'll need strong working knowledge of building operations, a confident understanding of service charge, and a real focus on occupier experience.

An IOSH qualification is essential along with the ability to lead on compliance and work effectively with contractors.

This is a role for someone who is proactive, commercially aware, and confident in a standalone setting - but also a team player who thrives on delivering results in a collaborative environment.
