Externals Manager required to join a reputable main contractor and oversee the delivery of all external works on a traditional build retirement village. The role will initially focus on substructure, drainage, services, and infrastructure, progressing into the management of hard and soft landscaping as the project develops. This is a great opportunity to take ownership of a broad scope of external works and progress into areas such as facades and roofing, if desired.

Key Responsibilities:

  • Oversee all external works from substructure through to completion of landscaping.
  • Carry out spot checks to verify gridlines, datums, and ensure quality of setting out.
  • Oversee the use of surveying instruments (e.g., EDM, rotating laser level) - experience preferred but not essential.
  • Confidently interpret design drawings, specifications, and construction details.
  • Manage QA processes using Procore and site-based Android/tablet software.
  • Liaise with warranty providers (NHBC, Premier Guarantee), Building Control, and ensure all works are compliant and ready for inspections.
  • Attend and contribute to weekly progress meetings and daily coordination briefings with site teams and subcontractors.
  • Monitor programme progress, identify delays, and report issues proactively.
  • Promote high standards of health and safety, including site housekeeping, work permits, and compliance with HSE regulations.

The ideal candidate will have:

  • Proven experience managing substructure, drainage, utilities, and landscaping works.
  • Strong IT skills, including Microsoft Office and project management software.
  • Familiarity with CAD/DWG files and construction drawings.
  • SMSTS and CSCS are essential. First Aid, Temporary Works Coordinator/ Supervisor certificates are advantageous.
  • Strong communication and coordination skills across multiple teams and stakeholders.
