Role Description: Project Manager / Capital Works 

Reports to: Head of Asset Management and Compliance
Responsible for: No line management responsibility

Salary: £52,278 / £55,000 - Negotiable for right level of experience 

Location: North London 

Hybrid: 1 day per week from home / 4 days at properties & office

Role Purpose

The Project Manager is responsible for the successful delivery of the capital works programme. This includes the effective coordination of all ongoing projects and management of their inter-dependencies, as well as oversight of risks and issues to ensure consistent and timely programme delivery.

Key Responsibilities

Programme Delivery

  • Plan and design the capital investment programme, proactively monitor progress, and initiate corrective actions when required.

  • Ensure overall programme integrity, aligning with infrastructure plans and corporate/technical standards.

  • Ensure compliance with Decent Homes standards, Health and Safety legislation, and other relevant regulations.

  • Manage budgets for each project, monitoring costs against progress and ensuring financial control.

Stakeholder Management

  • Manage and coordinate external consultants, contractors, and specialists contributing to projects.

  • Develop and maintain effective relationships with internal teams, stakeholders, vendors, and partners.

  • Communicate progress, issues, and outcomes clearly to stakeholders, including preparation of reports for the Corporate Management Team, Board, and Asset and Investment Committee.

Risk, Compliance & Data Management

  • Identify and manage programme-related risks and dependencies.

  • Complete and utilise stock condition surveys to inform capital works planning.

  • Maintain and ensure the accuracy of component lifecycle data within the asset management system.

Organisational Responsibilities

  • Deliver value for money and strive for operational excellence through continuous improvement and innovation.

  • Comply with all company policies and procedures, ensuring a safe and inclusive working environment.

Person Specification: Project Manager

Experience & Qualifications

  • Proven experience in a similar role within a housing or asset management context.

  • Experience managing refurbishment and capital works programmes, including energy efficiency improvements.

  • Familiarity with public procurement practices and procurement routes for maintenance works.

  • Knowledge of both traditional and modern housing construction methods.

  • Demonstrated commitment to diversity and safeguarding practices.

  • Flexibility to attend meetings outside of standard working hours.

  • Collaborative team player with experience working across departments and disciplines.
