Connect2Luton are excited to recruit a Team Supervisor on behalf of Luton Borough Council.

Main purpose of position:

To manage and co-ordinate all day to day aspects of on site works and ensuring that materials and human resources are available, appointments are met and that work is completed to specified standards within timescales and budget.

Conduct inspections relating to responsive repairs ensuring they are carried out to a high standard and with a focus on the achievement of specified targets, compliance with regulations and contractual obligations and delivering Value for Money.

You will be responsible to:

  • In conjunction with management plan and control the day-to-day operation of the team to meet incoming workloads; ensure adherence to contract conditions. Supervise and direct trade persons and advise on technical matters as required; ensure that all local arrangements have been made to enable the works to be carried out and materials are at hand/on order. Where required manage projects and carry out trade activity or tasks as necessary to complete the works.
  • Assign and allocate work tickets (or through appointments system) to employees to ensure they are completed within the prescribed time, ensure maximum use is made of the labour resource to achieve maximum output levels; ensure that all holidays and sickness are recorded within the appointment diary. Assist Work Planners in allocation of resources in order to meet client requirements.
  • Conduct site inspections and diagnostics relating to responsive repairs. Specify works required, materials, dimensions and produce drawings, where appropriate. Apply appropriate schedules of rates for costing. Ensure compliance with regulation and contractual obligations, achievement of specified targets, and delivering Value for Money. Where appropriate provide estimates for works as directed by the Operations Manager.
  • Carry out regular and random inspections on works in progress, to confirm that quality and progress are acceptable and all targets are being met. Check for the quality of work and materials used and initiate any remedial work where specified standards have not been met. Provide direction and guidance as required to contractors or sub-contractors working on site as required.
  • Monitor and authorise time sheets and job tickets to ensure that the details are clear and that correct codes have been used for labour and materials. Run reports as required by management. Authorise all stores and purchase requests, ensuring that materials are purchased and that stock is managed and monitored effectively in accordance with defined procedures.

Skills and Experience:

  • Demonstrable experience of building maintenance and working with Schedule of Rates, and to specifications including the allocation of labour and materials
  • Able to supervise, control, plan and organise human and material resources to ensure that outputs, standards, targets and deadlines are met
  • Able to interpret written requests and produce specifications, drawings, estimates, technical reports and give advice where necessary in compliance with policy and procedures
  • Able to communicate effectively and politely, in writing and verbally, with a range of people including contractors and customers
  • A recognised building trade qualification e.g. City/Guilds in a recognised building trade
  • Full apprenticeship in a recognised building trade or equivalent supervisory experience within the Building Trade
  • Able to attend meetings, sites and venues as required throughout the UK, undertaking work outside normal office hours, including weekends and able to respond to emergencies outside normal office hours
