YOU

  • Strong negotiation skills and commercial acumen
  • Self-motivated, proactive, and confident working independently
  • Excellent communication skillscomfortable engaging with stakeholders at all levels
  • Experience liaising with landlords, agents, and other retailers
  • RICS qualified (essential), with ideally 3+ years in a similar role
  • A property-related degree is desirable
  • Strong understanding of retail property management and lease structures

KEY RESPONSIBILITIES

  • Lead the day-to-day management of a regional retail estate portfolio
  • Deliver cost savings and commercial value through proactive lease and occupancy management.
  • Oversee acquisitions, relocations, and reconfigurations to support business growth
  • Manage external consultants (lease renewals, rent reviews, rating, agency) to ensure high-quality, value-driven outcomes
  • Analyse service charges and occupancy costs, contributing to budget planning and forecasting
  • Prepare quarterly occupancy schedules and support annual budget processes
  • Negotiate rent reviews, lease renewals, and regears to optimise lease terms
  • Coordinate landlord consents for store refits and building works
  • Maintain and update the property database, ensuring accurate reporting
  • Collaborate with Store Development, Finance, and Operations teams to align property strategy with business needs
  • Advise store and regional managers on lease liabilities and occupancy issues
