Are you an experienced Disrepair Surveyor specialising in Disrepair who is looking for a new role in Oldham and the surrounding areas? Do you want to work for an organisation that is committed to delivering a service to be proud of, improving lives, and benefitting local communities?

The Disrepair Surveyor will play a key role in or Asset Investment team, responsible for investigating, assessing and managing claims related to disrepair across our housing stock. Working closely with the Disrepair Manager you’ll ensure all cases are handled in line with legal requirements, internal policies, and best practice delivering excellent outcomes for our residents and the organisation.

As a Disrepair Surveyor you will be responsible for supporting the planning, scheduling, and coordination of major repair and disrepair works from start to finish.

Key Responsibilities:

  • Undertake detailed inspections of properties with alleged disrepair.
  • Receive and acknowledge claims relating to the Pre-action Protocol for Housing Conditions claims and deal with all aspects of litigated and non – litigated housing disrepair cases.
  • Obtain relevant and necessary evidence (experts or otherwise), liaising with experts as necessary at the outset.
  • Check the authenticity and validity of claims by speaking with clients regularly.
  • Prepare comprehensive reports and technical specifications.
  • Manage disrepair claims through to resolution, working closely with legal teams and contractors.
  • Liaise with residents, legal representatives, contractors, and internal teams.
  • Provide expert advice on maintenance issues and assist with planned works to prevent future claims.
  • Monitor and ensure compliance with relevant legislation including the Homes (Fitness for Human Habitation) Act 2018.
  • Ensure that any relevant parties are kept updated and fully informed as to the progress of any claims to reduce any potential exposure/liability, minimise reputational loss and complaints and manage the client’s expectations.
  • Ensure that key stakeholders in any claim are consulted and communicated with and/or other evidence is obtained in order that the claim can be advanced.
  • Build and maintain a good working relationship with any appointed experts, making sure any agreed Service Level Agreements are adhered to.
  • Monitor and report on the status of all disrepair claims.
  • Co-ordinate preventative measures required to properties to ensure that they do not fall into disrepair and provide value for money.
  • Provide advice and guidance to teams, regarding Pre-action Protocol for Housing Conditions claims, measures recommended and timescales necessary under the process.
  • Represent FCHO at court where necessary.

Who are we looking for?

Our ideal candidate:

  • Has a full UK driving licence
  • HND Building Studies (or equivalent)
  • Extensive experience of working as a Disrepair Surveyor within a Social Housing environment.
  • Able to assess risk associated with asset decisions.
  • Management of stakeholders (customers, consultants etc.)
  • Liaising with third parties.
  • Building management and surveying.
  • Working within a social housing environment.
  • Surveying best practice.
  • Assessing repair requirements.
  • Writing specifications for building repairs including budget costs.
  • Ability to identify issues early, find practical solutions, and escalate concerns when necessary to avoid delays or disruptions.
  • Ability to collaborate effectively with a diverse team of professionals and contractors while maintaining a customer-focused approach.
  • Excellent communication skills, both written and verbal, to ensure effective liaison with tenants, contractors, and colleagues.
