Position Overview
As the Market Intelligence Manager, you are the data-driven voice of our customer. You will bridge the gap between
market analytics and community development, ensuring our four primary product series (Focus, Heritage,
Americana, and Presidential/Renaissance) align perfectly with the evolving needs of home buyers.
Your insights will directly influence land acquisition, selling strategy, architectural design, and product
development, ensuring Maronda Homes remains the builder of choice for first-time buyers, move-up families, and
active adults.
Core Responsibilities
Market Intelligence & Analysis
ï‚· Opportunity Mapping: Identify "white space" in our markets where competitors are underserved or over-
priced.
ï‚· Pulse of the Market: Maintain comprehensive executive reports tracking competitor pricing, incentives, and
new product launches.
ï‚· Feasibility & Fieldwork: Manage project feasibility studies, including on-site fieldwork and secondary data
gathering to provide a boots-on-the-ground perspective.
ï‚· Consumer Personas: Define and refine the "Maronda Buyer" across diverse geographies, using
demographic data to predict product performance in new and existing communities.
Cross-Functional Leadership
ï‚· Strategic Bridge: Act as the primary link between Land Acquisition (site selection) and Sales and
Marketing (customer messaging) while validating our Home design pricing structures, Included Options and
Features and potential absorption pace.
ï‚· Data Stewardship: Build and maintain accurate databases and toolkits to support market-based operational
decisions.
ï‚· Executive Communication: Present complex quantitative analyses to divisional management in a clear,
concise, and impactful manner as a valued member of our Land Committee.
Strategic Product Alignment
ï‚· Product Strategy & MIPS Integration: Partner with our architectural design team to identify floor plan
gaps and recommend architectural changes that maximize "Observable Value" while maintaining cost
efficiency.
Qualifications
 Education: Bachelor’s Degree in Marketing Research, Real Estate Development, Economics, or a related
field. MBA or MRED preferred.
ï‚· Experience: 5+ years in residential homebuilding, real estate analytics, or consumer strategy. Deep
understanding of the homebuilding lifecycle—from land entitlement to "Closing the Deal."
ï‚· Technical Mastery: * Advanced proficiency in Zonda or Metrostudy.
o Expertise in Esri Business Analyst or similar GIS mapping software.
o Proven ability to translate complex datasets.
ï‚· Analytical Rigor: Strong ability to use fact-based, quantitative analysis to ensure the financial soundness of
all recommendations.
