Job Description

SUMMARY:  Avery Dennison is looking for a motivated individual to be a part of our amazing Facilities team in Northeast Ohio. You’ll have the opportunity to support the operation of our many locations in the area, and work on a variety of projects to assist our employee population. In this role, you will work at our Building 22 location at 8080 Norton Pkwy, Mentor, OH 44060. Regular working hours will be 1st Shift, 8:00AM - 5:00PM.

KEY RESPONSIBILITIES:  

  • Participate in facilities planning, facilities projects, and in monitoring and administering facilities maintenance services contracts.

  • Maintain building security and fire protection systems and coordinate security guard activities.

  • Establish, maintain and be the day to day contact for outside contractors who construct, maintain, and repair utilities systems, buildings, and equipment via one or more of the following trades: electrical, plumbing, carpentry, air-conditioning, heating, painting, and/or general maintenance. 

  • Work with building personnel to establish and maintain an effective, efficient, and responsive Facility Services function.

  • Be on call or respond to the facility in a specified time period on a 24/7 basis or as applicable to business needs.  

  • Monitor and maintain expenses within budget guidelines, review invoices for accuracy, process all administration in a timely manner.  Assist in the development and execution of Annual Operating Plan.

  • Provide assistance to the Facility Services Team as required throughout all Northeast Ohio locations

  • Assist with or lead the development and implementation of environmental, health and safety programs and training to ensure that safe operations and working conditions exist (i.e. business continuity planning, risk assessment, hazard recognition, job safety analysis, fire safety, security, emergency response). 

  • Daily tasks which include but are not limited to:

    • Perform general preventive maintenance and maintenance of building equipment, fixtures and grounds.

    • Coordinates maintenance, repair and other facility projects.

    • Perform routine janitorial or maintenance tasks such as clean up, changing light bulbs, removing scrap, grounds maintenance, etc.

    • Start up or shut down heating and air conditioning systems.

    • Move furniture and equipment when required.  Deliver furniture, parts, supplies among various locations.

    • Assist and coordinate work being done by contractors when installing, maintaining or repairing equipment, ensuring compliance to Non-Disclosure, safety, and contract requirements.

    • Be present and assist state inspectors, such as testing equipment (e.g., elevators, boilers, backflow prevention)

    • Maintain electrical, plumbing and/or heat/AC systems.  Verify that elevators, air conditioning, heating, etc. are working and arrange for repairs, if necessary.

    • Make repairs and perform needed maintenance without interrupting the service or jeopardizing the safety of customers or employees.

    • Maintain preventative maintenance programs for the building, grounds, and all mechanical operating systems.    

Qualifications

  • Technical degree or equivalent required. Licensing may be required (forklift, etc).

  • 8+ years experience.

  • Demonstrated expertise in a specialty field.  Substantial acquaintance with and understanding of general aspects of the job with a broad understanding of the detailed aspects of the job.

  • Broad technical knowledge of facilities operating systems and maintenance requirements, good mechanical aptitude skills.

  • Advanced knowledge and experience with local fire safety codes, electrical, HVAC, and plumbing is preferred.

  • Self -directed worker displaying good leadership and mentoring skills and rarely referring to higher level to resolve advanced questions or problems.

  • Previous experience in facilities maintenance, project coordination, office services, and related activities and equipment.

  • Demonstrated experience with tasks reflecting substantial variety and complexity. 

  • Skilled in coordinating multiple priorities concurrently and effectively.

  • Able to work with all levels of the organization.  Excellent communication skills, listening skills, and customer service skills.  

  • Demonstrated understanding of applicable computer systems, such as Google and function specific software. Financial analysis skills preferred.

  • Excellent organizational, project management, and people skills, with an ability to openly convey information to team members in a timely, concise manner.

  • Able to work flexible hours and overtime to meet position requirements.
