This role involves tenant relations, maintenance coordination, financial tracking, and administrative duties to ensure smooth property operations and high tenant satisfaction.   ESSENTIAL FUNCTIONS: (The following duties and responsibilities are all essential job functions, as defined by the ADA, except for those that begin with the word "may.") Build and maintain positive relationships with tenants and vendors. Assist in leasing activities: show properties. Manage tenant requests, communications, and scheduling of services, and follows up on maintenance requests and repairs. Track work orders, move-ins/outs, parking assignments. Coordinate restaurant’s special requirements (after-hours access, inspections). Collect rent, manage delinquencies, and enforce lease terms. Maintain accurate records of property income, expenses, and tenant communications. Support budgeting, CAM reconciliation, and financial reporting to ownership. Conduct regular property inspections to ensure safety and compliance. Help market vacant units and coordinate advertising efforts. Ensure compliance with local regulations and property standards. Performs other related duties as assigned to assist with successful operations and business continuity. QualificationsPOSITION REQUIREMENTS Must be legally authorized to work in the United States without the need for sponsorship. Must be at least 18 years of age or older. Successfully passes all applicable general pre-employment testing including but not limited to: background check, pre-employment drug screening, pre-employment fit tests, pre-employment aptitude and/or competency assessment(s). Daily overtime required and in person, predictable attendance in The Woodlands, TX. Valid U.S. Driver’s License required. Most employment is contingent upon meeting company driving standards, including 3 year U.S. driving history and an acceptable Motor Vehicle Record (MVR) in accordance with Company policy. EDUCATION/EXPERIENCE LEVEL Bachelor’s degree in business, real estate, or related field required. An equivalent combination of education, specialized training, and relevant professional experience will be considered in lieu of a formal degree. 2-4 Years experience in property management, leasing, or customer service. Certifications like CAM (Certified Apartment Manager) or CPM (Certified Property Manager) are a plus.   QUALIFICATIONS, SKILLS, COMPETENCIES, AND ABILITIES Excellent negotiation and communication skills. Financial literacy and budgeting expertise. Strong leadership and vendor management capabilities. Ability to multitask and prioritize in a fast-paced environment. Customer-focused with a proactive problem-solving mindset. Strong organizational and multitasking abilities. Excellent communication and interpersonal skills. Proficiency in property management software (e.g., Yardi, AppFolio). Basic understanding of lease law, budgeting, and maintenance coordination.   PHYSICAL REQUIREMENTS/WORK ENVIRONMENT The physical demands and work environment described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. They will also need to speak clearly and audibly, as well as have the ability to hear, understand, and distinguish speech and /or other sounds (e.g., building alarms) deriving from in person speech, telephone, or other remote speech. No adverse environmental conditions are expected.
