This is a chance to work with a small fit-out contractor in their 3rd year trading.

The owner of the business has a strong pedigree in this type of work and big aspirations for his company. This is an opportunity to join a business at the right time and potentially have shares of the business.

Overall cash flow is good and the business are in a great position. A lot of their work is for contractors on industrial units, but they also do some end client work on offices.

The work isn't very technical. Some of it is D&B but mostly it's just ceilings, partitions and doors. All work is packaged out and they procure their own materials.

The Role

This role will simply be delivery focussed. All the tendering and estimating will be done by the owner.

    • Attend project tender interviews
    • Review and comment on Contract documentation
    • Produce project protocol documentation
    • Arrange and chair internal project kick off meetings ensuring all aspects of the business are briefed on the details of the project
    • Production of Construction Phase Plan
    • Arrange and chair subcontractor and client meetings
    • Record meeting minutes
    • Review and approval of all drawings to ensure accuracy before issuing to client team
    • Manage the project commercials on a daily basis
    • Assessment of sub contractor packages and negotiating, ensuring best possible commercial and programme packages are achieved
    • Development of project programme from tender programme to fully functioning project programme
    • Compile and issue Sub-Contract order documents
    • Set up and manage the project cost / value reporting document (CVR)
    • Identify and maximise cost changes throughout the contract
    • Extension of Time (EOT) claims
    • Value subcontractor applications and produce / issue payment certificates
    • Produce / issue project valuations
    • Agree variation costs with both clients and subcontractors
    • Agree final accounts with both clients and subcontractors
    • Ability to lead a project team throughout the course of the contract
    • Sourcing of a Site Management team for relevant projectsSourcing of a site team for relevant projects
    • Regular site visits to assess progress and liaise closely with site team
    • Production of O&M manuals
