Reed Recruitment are seeking a dedicated Portfolio Manager to take on the sole responsibility of managing a diverse property portfolio, on behalf of one of our well known and reputable clients. Your main responsibility will be to ensure the delivery of exceptional service to our client’s tenants and landlords. This role is ideal for a proactive individual who excels in managing repairs, overseeing tenant changeovers, and maintaining strong relationships with clients. There is also the opportunity to work closely with senior management and new business regarding property valuations so you can enhance your skills and knowledge as a property specialist.
- Oversee the entire portfolio, ensuring efficient and effective service delivery to landlords.
- Manage repairs and maintenance issues, liaising with team members and auditing ongoing work to minimize open jobs.
- Handle property offerings to potential applicants, secure deposits, and manage the move-in process.
- Efficiently manage tenant changeovers and create Lease Agreements.
- Conduct regular property inspections and handle landlord insurance claims.
- Process notices at the end of tenancies and serve formal notices to tenants.
- Engage in property marketing and process Check-Out inspections.
- Lodge Tenancy Deposits and address any tenancy deposit disputes.
- Build and maintain strong relationships with landlords, ensuring HMO compliance.
- Apply property finance information as needed and conduct rent reviews and increases.
- Recommend property refurbishments and maintenance where appropriate.
- Pursue rent arrears and conduct property viewings when necessary.
- Perform general office tasks, support new business valuations, and meet new clients as required.
Required Skills & Qualifications:
- Proven experience in property management or a similar role.
- Strong understanding of the property market and maintenance requirements.
- Ability to multitask and manage a portfolio with attention to detail.
- Excellent communication and relationship-building skills.
- Knowledge of HMO regulations and compliance.
- Experience in handling tenancy agreements, deposits, and disputes.
- Competency in property finance and conducting rent reviews.
- A proactive approach to problem-solving and decision-making.
