Our client provides Fabric Maintenance and void repairs to residential buildings across the Fareham area. This is mostly void property work, with Kitchens, Bathrooms and Wet rooms being the principal work stream.

Your role will involve managing the work being delivered in the field by our Operatives and Sub-Contractor partners and that it follows the agreed processes, quality standards and our value and enabling steps to achieve the quality we are expecting, which in turn, represents value for money, and our right first-time approach.

The key activities you will undertake in this role will be:

  • To go out with the client and to scope void properties in accordance with the process
  • To go out with the client and to scope occupied properties in accordance with the process
  • Liaise with the tenants and client alike on a regular basis
  • Ensure that all paperwork is filled in correctly and that is ready for on-site purposes
  • Liaise with Sub-Contractor partners and book these in accordingly to fit in with the programme
  • Manage the sites you control
  • Offer on-site guidance to the operatives
  • Conduct Health & safety audits and quality checks

KEY RESPONSIBILITIES

  • To scope the works, and to engage with the client to achieve a Voids standard from the outset
  • Build the client relationship to develop trust, co-operation, and to be the go-to contractor for problem resolution
  • Once the scope has been produced, apply the sequencing to the works in line with the client’s expectations.
  • Liaise with the Service Manager to appoint the correct trade skill set to maximise efficiency for the works
  • Work closely with the team to deliver the work on time and to the specified cost. Identify any areas where we could improve our processes and implement through the full team
  • Escalate to the Contract Manager any serious events or occurrences that need to be addressed urgently, and highlight key issues, trends or issues that could affect the service delivery of the contract and the client’s expectations
  • Be accountable for your jobs supporting the Operations Centre when pulled upon to deal with technical queries or general issues
  • Recruit and induct operatives ensuring they have a professional introduction to the company and contract
  • Organise and deliver regular Toolbox talks, ensuring that our team have the latest up to date information and they are actively demonstrating these behaviors out on site

SKILLS REQUIRED

  • Work with the client to produce the Voids Standards Specification
  • To be able to produce Quotations and Estimates and record these as per the process.
  • Able to recruit and induct staff ensuring they have a professional introduction to the company and contract
  • Be the technical expert for associated works, providing efficient and effective solutions where required
  • Able to support and coach a team in the achievement of the standards and quality we are striving for
  • Able to operate in a changing and evolving environment and enjoy the challenge.
  • Possess interpersonal skills and the ability to communicate at all levels in a professional and courteous manner, whilst accepting challenges from colleagues, tenants and the client
  • Have an organised approach to work, time management and to organise a diary
  • Able to apply a practical approach and solutions to Health & Safety.

KNOWLEDGE REQUIRED

  • Have a good understanding of the residential Building Regulations and Approved Code of Practice
  • Technical building knowledge of working methods, practices, procedures, processes, regulations, and legislation.
  • Have knowledge of the materials and methods used in the construction of social housing.
  • Knowledge of the approved codes of practices pertaining to the Health & Safety at Work Act & Construction Design Management (CDM) 2015

QUALIFICATIONS REQUIRED

  • NVQ2 or equivalent in a trade skill
  • IOSH Working Safely (Desirable)
  • Scaffold Inspector Course (Desirable)
  • Have a full driving licence
  • It is a further requirement that all persons working on this contract will be DBS checked.

EXPERIENCE

  • 5 years’ experience of working in a Building Maintenance environment
  • 3 years’ experience of working in a Supervisors role
  • 2 years Scoping details and work capture within the residential housing field
  • Experience of kitchens, bathrooms and wet room process and procedures
