Purpose of the Job:As a Service Manager, you will lead and manage a team of craft operatives responsible for maintaining the Council's housing stock. Your role will be crucial in ensuring the highest standards of maintenance are achieved and maintained while ensuring compliance with the terms of the contract. This position requires you to leverage your specialist knowledge of the building industry to oversee the provision of repair services, ensure customer satisfaction, and manage operational performance.

Key Responsibilities:

  • Service Delivery: Lead and manage the delivery of voids, day-to-day, and emergency repair services, ensuring effective use of in-house staff and contractors to meet service requirements.

  • Team Leadership: Manage and motivate a team of craft operatives. Set clear targets, monitor performance, attendance, and conduct, while identifying training and development needs. Ensure that staff are meeting contractual obligations and following council procedures.

  • Customer-Focused Service: Foster a customer-centric approach by responding to customer inquiries and complaints efficiently and professionally. Strive for high levels of satisfaction and resolve issues promptly.

  • Professional Development: Drive the continuous development of your team by providing technical expertise and guidance, encouraging innovation, and fostering a culture of improvement within the team.

  • Health & Safety Compliance: Ensure full compliance with Health & Safety and Fire Safety legislation, promoting a safe working environment for the team and maintaining operational safety standards.

  • Contract Management: Oversee the management and delivery of contracts, ensuring that services are carried out in accordance with agreed terms. Monitor performance and ensure the achievement of key service targets.

  • Training & Development: Take responsibility for staff training, ensuring all operatives receive necessary skills development, CPD, and appropriate work plans are established and achieved.

  • Legislative Compliance: Maintain up-to-date knowledge of relevant legislation, regulations, and best practices in building maintenance and service delivery to ensure full compliance with all requirements.

Financial Responsibilities:

  • Budget Management: Manage income and expenditure for maintenance services, ensuring that divisional contracts remain within budget. You will oversee up to £2m of income generation and related expenditure.

  • Cost Control: Monitor budgetary information, track performance, and recommend corrective actions when necessary to ensure services meet cost-effective targets.
