The Company: 
 
Our impressive client is a Specialist Principle Contractor within the high-end Residential market. Offering bespoke specialist services in luxury New Build, Restoration, Refurbishments on Prime Single Dwellings within London and the South East. Reputable business with 10 years' experience in a very competitive market, they are fortunate to have been engaged on some of the most prestigious residences in the UK.
 
Proactive company in growth mode - currently turning over £18m and with current and foreseeable project pipeline, expecting to be turning over closer to £30m in a few years time.
 
The Opportunity:
 
Small commercial team, looking for a hands-on self-sufficient Lead/ Managing Surveyor to oversee multiple D&B projects from inception to completion, working closely with the Commercial Director.  
 
Upcoming project: £16m Superprime residential scheme in London Westminster. With 2/3 similar schemes in Central expected to be won. 

The role of the Senior Quantity Surveyor:
 
 
Reporting into the Commercial Director, your responsibilities will include, but not be limited to:
 
  • Overall responsibility for the day-to-day commercial management of a live project as required.
  • Manage & guide the QS team on other projects to maximise value & quality whilst minimising cost.
  • Take ownership and implement changes as necessary to the QS procedures so that all projects are being run to an agreed consistent template.
  • Implement and oversee the periodic financial (CVR) reporting process across all projects.
  • Management of procurement process in conjunction with Project Directors.
  • Responsible for risk management, commencing with a review of tender documentation.
  • Reviewing main contract conditions, highlighting key issues, negotiating the best terms possible and presenting to Director’s the key issues prior to execution.
  • Support Directors in planning, forecasting and subsequently reporting project commercial performance.
  • Consolidate individual contract reports into monthly management accounts in conjunction with the finance department.
  • Analyse and interrogate the financial performance of each project to maximise commercial benefit.
  • Develop partnership initiatives with customers and suppliers.
  • Monitor and manage the QS team to ensure positive management of all PQS relationships including final account closeout.
  • Oversee the Estimating function for new business tender opportunities.
  • Monitor and manage negotiations for sub-contract terms and conditions in conjunction with Construction Director, ensuring all terms are back-to-back with the main contract.
  • Monitor and manage the QS team to ensure all contract variations are properly documented at all times and identify any issues arising from those variations.
  • Overall responsibility for preparation and submission of accurate and timely EOT’s & L&E’s.
  • Take responsibility for recruitment within the commercial team.
  • Oversee and manage the buying function and ensure that the projects are served properly with materials and plant at all times.
Detailed Responsibilities:
 
  • Ensure the QS team are in control of the monthly cost reporting process including the reconciliation of materials and labour hours against budget.
  • Monitor and manage the QS team to ensure all subcontract and main contract final accounts are agreed upon within the required timescales following practical completion.
  • Maintain a thorough understanding of first principles pricing including wastage factors applicable to each trade/material.
  • Take responsibility for ensuring that the QS team are up to date with all cost issues in our market and maintains up-to-date knowledge of trade daywork rates and material costs.
  • Take responsibility for ensuring the database of trades is maintained and up to date.
  • Monitor and manage the QS team to ensure that monthly cost reports accurately reflect the forecast financial position of each project.
  • Support the finance team in the preparation of margin studies and job cost reports/audits.
  • Monitor, identify and advise contracts to ensure the terms are reflected in management procedures on-site.
  • Monitor and manage the QS team to ensure all contract correspondence including variations and subsequent cost/time implications are accurately recorded and proactively communicated.
  • Monitor and manage the QS team to ensure the master schedule of AI’s and CSI’s is maintained and always priced.
  • Monitor and manage the QS team to ensure all purchase orders are cross-referenced to the BQ/Pricing Schedules/AI’s/CSI’s.
  • Monitor and manage the QS team to ensure all relevant sub-contractor insurances are up to date at the onset of the contract and maintained throughout the project.
  • Monitor and manage the QS team to ensure all subcontractor collateral warranties are signed and completed where required.
  • Ensure all QS procedures are being followed at all times and identify any issues arising.
  • Monitor and forecast QS resource requirements and advise Construction Director as required.
  • Take control of the internal benchmarking studies for previous projects so we can provide budget advice to potential clients.
  • Maintain accurate time sheets.
  • Proactive management of the QS team including identification and implementation of CPD requirements.
  • Undertake annual and half-yearly appraisals for the QS team.
  • Commit to undertaking own continuous personal development.
  • As required, undertake day-to-day QS duties to ensure smooth running of projects.
To be successful as Senior Quantity Surveyor, you will need to possess the following:
 
  • 10+ years experience as a Senior Quantity Surveyor - High-end/Luxury residential experience.
  • Have exposure to all post and pre-contract stages and negotiations 
  • Degree Qualified, ideally chartered/ RICS accreditation. 
  • Comfortable running multiple projects and managing high expectations.
  • Experience managing projects valued between £10-20m previously.
