Salary £35K - £45K, 10% bonus, 28 days holiday, 10% pension contribution

Homebased role with limited travel

Our client is a leading commercial property management organisation with high profile assets across the UK. They are looking to recruit an Assistant Surveyor Leasing Manager to join their highly regarded team.

The Assistant Surveyor Leasing Manager is responsible for providing a professional, efficient, lease management service to deliver completion of leasing agreements, renewals, surrenders, assignments, and other lease management matters.

The postholder will be the main point of contact for all lease matters for their allocated portfolio and responsible for ensuring correct, up-to-date, documentation is in place for all occupiers. They will manage lease events in conjunction with the relevant Portfolio Manager, overseeing and managing transactions from enquiry to completion. The role requires coordinating portfolio managers, finance manager, paralegals, and solicitors to ensure completion of leases.

Key Responsiblities:

  • Ensuring that all upcoming lease expiries are renewed in a timely manner (where the tenant is remaining in situ).
  • Managing relationships with key tenants and stakeholders.
  • Act as the local point of contact and expertise and assist with the resolution of all lease queries including service charges, apportionment, and other lease management matters.
  • Work with property and finance colleagues to provide clear, accurate, charge estimates for lease negotiations.
  • To provide assurance that Heads of Terms and all agreements are in line with the contractual arrangements and superior landlord’s requirements.
  • Assist with cases in other regions when required.
  • To support the production of monthly, quarterly and ad-hoc reporting for internal and external stakeholders.
  • To support the delivery of training and development necessary to educate internal and external parties.
  • To use judgement to escalate matters to the Dispute Resolution Panel when they can no longer be resolved at a local level.
  • Support utilisation incentives and work with relevant colleagues to drive the greater take up and efficient use of space.

Essential Skills and Experience

  • Educated to degree level in a property or legal degree, or equivalent experience.
  • Knowledge of Landlord and Tenant transactions and law.
  • Knowledge of service charges and recharges.
  • Able to work on multiple projects at once.
  • Experience working with Property management packages (Horizon/Tramps/MRI/Yardi/QUBE)
  • Able to build effective, strong, positive relationships with a variety of stakeholders.
  • Excellent team working skills.
  • Able to work on own initiative and manage time effectively.
  • Willing to contribute to continuous improvement.

Desirable

  • MRICS/AssocRICS or working towards
  • Experience negotiating and agreeing dilapidations.
