We have a fantastic permanent vacancy as a Neighbourhood Officer to work for a large (recently amalgamated) Housing Group based in North West London. This postion is hybrid working and is paying 42,317 per annum plus benefits.

Role Purpose
To provide effective and flexible neighbourhood management services to our customers to help build a community they are proud to live in. With a risk based approach you will manage a portfolio of mixed / leasehold tenure properties, dealing with all aspects of tenancy management and working collaboratively with our Estates Team to ensure the highest standards are maintained.

Key Responsibilities and Accountabilities
1. Provide effective customer facing neighbourhood management services to tenants and leaseholders on Mixed / leasehold tenure schemes in line with policies and procedures.
2. Work in collaboration with development team colleagues on new development projects. Attend project site meetings to ensure there is effective record keeping of all potential management issues on new developments recording all current information within scheme management plans and scheme overviews.
3. Excellent record keeping on housing management systems to ensure effective case management is maintained providing a timely and customer focussed response.
4. Working with the service charge team validate service charge budgets. Provide advice, support and information to customers on leasehold and tenant service charges as required.
5. Investigate and respond to stage 1 complaints and Members Enquiries.
6. Ensure managing agents provide appropriate level and quality of services to residents working closely with leasehold specialist and service charge teams.
7. Identify appropriate solutions to tackle ASB. Contribute to the development of a multi-agency approach to resolve conflict and prevent incidents of ASB. Instigate legal action as required, gather evidence and present at court.
8. Ensure effective tenancy management through timely mutual exchange requests, successions and assignments. Carry out pre-void property inspections and tenancy audits as requested
9. To make timely external and appropriate referrals to statutory bodies and other agencies as needed and work in partnership to address safeguarding. To maintain accurate and up to date confidential records as required.
10. Ensure that Fire risk assessment visits are carried out on a weekly basis.
11. Effective CCTV management in line with Data Protection legislation requirements. gathering
12. Other housing management functions such as estate inspections, enforcement of parking, requests for additional keys and fobs in line with policies and procedures.

Person Specification

Education
* CIH Housing Level 3 qualification - or a willingness to undertake a relevant qualification (D)
* A good standard of education commensurate to the level of the job and the knowledge and skills required (E) Knowledge and skills required
* Understanding of housing law and organisational policies and procedures (E)
* Accurate record keeping skills and experience of using housing management systems (E)
* Excellent customer focus and a genuine desire to achieve high levels of service in all areas of responsibility * Strong communication skills via a range of medium to internal and external stakeholders (E)
* Excellent administrative and organisational skills to manage a diverse workload and ensure effective management of allocated area (E)
* Ability to prioritise and manage own workload, time and travel in order to meet required deadlines (D)
* Good problem solving skills (D) Experience required
* Knowledge and experience of managing and resolving ASB and tenancy management casework (E)
* Experience of delivering effective neighbourhood / leasehold management services (D)

A basic DBS will be required to carry out this role
